I've read lots about the different ones, and think I've narrowed it down to either Zillow Rental Manager or TurboTenant Would love to hear what you all are using and if you have pros cons for these I'm leaning towards Zillow, but the delay in getting the payment seems annoying - probably making a bigger deal out of that than it will be

I chose Cozy over TurboTenant only because Cozy is already set up to accept online payments That was my most immediate need I inherited five tenants and all but one have switched to paying with Cozy It will be a requirement for new tenants to pay rent online going forward There is no fee for tenant or landlord with Cozy when using an AFT

I am just starting out with our first rental I have researched RentRedi, Avail and TurboTenant as property management software to Syndicate List, manage Applications, Lease agreements etc and liked the features set with TurboTenant The only issue I feel is the Lease agreement templates may not be as comprehensive as EZLandlordsforms com

TurboTenant offers a maintenance program for $149 annually; they will respond to tenant issues, troubleshoot, assign to a pro, and charge your card on file (unless it's over your set amount, then they will call to confirm) I don't use TurbotTenant for other features, but am considering using this feature only
